For more than two decades, Civitas has been engaged in shaping Belleview Station in Denver, guiding the 51-acre district from its earliest vision to the vibrant, evolving place it is becoming today. This continuity reflects a strong, enduring relationship with the client and a shared commitment to realizing a place with lasting value.

From the beginning, the vision for Belleview Station has been clear: a dense, walkable, mixed-use district where residential, commercial, and retail experiences are seamlessly integrated. Civitas has remained a consistent partner throughout, working with the client to create the Master Plan vision, then helping translate that vision into built form while maintaining a deep understanding of both the client’s goals and the character of the place itself.

Advancing the Vision: Block F

Today, that work continues with the development of Block F. Phase one is currently under construction and will introduce a 22-story residential building designed by Gensler and FitzGerald, bringing more high-quality living and expansive mountain views to the district. Civitas’ role in this phase focuses on the design of outdoor environments—both at ground level and above—alongside ongoing engagement through construction administration. This continuity ensures that design intent is not only clearly defined, but carefully realized.

A Park as Counterpoint

At the heart of this phase is a new park, which is to be constructed alongside the building this fall, with completion slated for 2027. Though modest in size—approximately 15,000 square feet—the park plays a meaningful role within the intensity of the surrounding urban fabric, and fulfills the goals outlined within Civitas’ original master plan. Where Belleview Station’s streets are active and energetic, the park is an intentional counterpoint, offering a quieter, more natural setting for pause and connection.

The design responds directly to the site’s challenges and opportunities. A steep grade— approaching 5% in areas—required a thoughtful approach to creating accessible and comfortable gathering spaces. Civitas has shaped a series of experiences, including two wooden decks furnished with café tables and lounge seating, which offer both prospect and retreat.

Raised planters formed in cast-in-place concrete bring structure and texture to the space while supporting a layered planting strategy. Custom benches and carefully considered lighting enhance the park’s character, creating a refined and welcoming environment. The park’s design is intentionally simple yet flexible, supporting moments of quiet reflection as well as small group gatherings.

Elevated Living: Rooftop Amenities

Above, Civitas is also shaping the residential experience through two distinct rooftop amenity decks. The lower deck on Level 5 is designed as an active extension of the building’s indoor amenities, featuring sport courts, shaded gathering areas, and a perimeter walking track—all closely connected to interior spaces such as a spa and golf simulator.

On the 22nd floor, the upper deck offers a more elevated experience, with a pool, hot tub, seating areas, and grills oriented toward unobstructed mountain and city views. Direct connections to indoor coworking spaces further enhance usability and comfort, while carefully curated raised planting beds help create various gathering spaces and enhance the entire rooftop experience.

Together, these rooftop environments represent a level of amenity that remains relatively rare in this part of Denver—bringing a new layer of experience to Belleview Station and reinforcing its identity as a distinctive urban neighborhood and destination.
