Civitas was recently selected by an investor and city partnership to create an urban design vision, public realm design and development package to create a new City Center. Currently a bedroom suburb, the City desires to create a new downtown and civic gathering space.

At the heart of the vision is creating a grand lake and central plaza that will become the focal point for future mixed-use development that will include an expanded library, hotel, central market, co-work space and residential. The lake is part of stormwater recharge and water quality strategy, as well as recreation.

The urban design plan creates a pedestrian oriented public realm with a series of varying size public spaces that stitched into the existing open space network that links to surrounding neighborhoods and is walkable to existing recreational facilities, transit and office uses. Civitas is currently working through program refinement, feasibility testing, order of magnitude cost estimates and marketing graphics. This includes studying the re-use of an existing 60,000 sf grocery store that could a marketplace, maker space, potential indoor garden, microbrew and/or a wine market featuring local items.
